Project Overview

The Campello Complete Neighborhood plan establishes a continued vision for an economically viable plan for the redevelopment of Brockton. The city’s preliminary goals for the project are to realign zoning to meet community needs and stimulate the business economy with support from changes to land use regulations. Studio Luz was engaged as part of a consultant team to conduct a comprehensive community engagement process complemented by urban design and land-use research that helped define the needs of the city, and served as a basis for this new vision for Brockton that will benefit the surrounding Campello community.

COMPREHENSIVE & INCLUSIVE ENGAGEMENT

Our team led an in-depth community engagement process for the Campello Neighborhood master plan, informed by the 2018 Campello Visioning Report. Four in-person and virtual community workshops were complemented by webpage hosted by the City of Brockton to engage community members and stakeholders and ensure that a diversity of perspectives could be heard. The results from the community engagement process were incorporated into this report to provide a new shared vision for the future of Brockton.

REVISIONING & REZONING

REVITALIZE COMMUNITY ASSETS

The City of Brockton is identifying reinvestment and development strategies to invigorate the local economy and revitalize community assets of the Campello Neighborhood. Strategies include introducing new land-use types that increase density and diversity of use, amending existing zoning, and using development models like TransitOriented Development (TOD) to expand the commercial and residential offering and improve transportation infrastructure for pedestrians.

COMMUNITY LED IDEAS

This project will also identify community led ideas and develop strategies for building a network of support to ensure that the primary beneficiaries of this work are the people who live in the Campello neighborhood now. Our team also joined local minority business owners in meetings to understand their direct concerns about the masterplan as we provide recommendations that promote development without displacement.

About the Masterplan

FOR BROCKTON CAMPELLO NEIGHBORHOOD

The Campello Complete Neighborhood plan establishes a continued vision for an economically viable plan for the redevelopment of Brockton. The city’s preliminary goals for the project are to realign zoning to meet community needs and stimulate the business economy with support from changes to land use regulations.

The Campello neighborhood is centered on Route 28, which links Brockton’s downtown with West Bridgewater. While Campello is the gateway between Brockton and West Bridgewater, that gateway is primarily auto-dependent, and includes both strip shopping centers and auto uses. The neighborhood plan is encouraging development and preservation of a walkable, mixed-use neighborhood, encouraging a range of businesses that serve the neighborhood.
